Selling In The New Year? How To Make Your Home Stand Out
January is one of the most popular times for homeowners to turn their attention to selling their house in the Spring. But how can you make sure that your home stands out from the crowd when so many other homeowners have had the same idea?
January-March is the perfect time to make a few simple home improvements that are sure to persuade buyers to pick your house over the hundreds of others on the market, so there’s never been a better time to take a look at your home compared to our list of tips to make your home stand out in the housing market and see where some home improvements could be made!
1. Create Flow Between Indoors & Outdoors
One thing that prospective buyers are looking for nowadays is a connection between the outdoors and the indoors. Can they see light moving through the house? Can they spot the flowers in the garden from the hallway?
As far as internal doors go, it’s important that you remove as many solid internal doors as you can – keeping privacy in mind of course! Instead, opt for internal glazed doors to make sure that you can see straight through the house from the front door and that natural light has plenty of space to flow through, creating a lighter and happier atmosphere in the house.
2. Choose a Cheerful Paint
Speaking of cheerful – have you considered the colours in your home? It’s often useful to have a quick redecorate before you sell your home. Your personal decorating might not be to everyone’s taste, and if you’re planning on selling in any case you won’t mind making things a bit more neutral.
If buyers can see a blank canvas, they have more opportunity to imagine how they’d put their own mark on the place, but remember not to make everything the same shade of beige – choose a few pops of colour here and there to give your home some character and inspire a cheerful atmosphere. Maybe choose a yellow feature wall for the kitchen and let your prospective buyers imagine themselves having a cheerful breakfast on their first morning in the house.
3. Keep On Top of Gardening
If your house has a front garden, it’s likely that this is going to be the first impression that prospective buyers have of your house, so a tidy and well presented garden is a must!
Even if you don’t have a lawn or any flowers out the front of your house, simply things such as de-weeding the path and sweeping up the gravel to where it’s supposed to be can have a huge impact on the appearance and therefore desirability of your house.
4. Replace The Front Door
Speaking of the front of your house – how long have you had the front door? Another focal point that sets up the prospective buyer’s expectations for your home, the front door can leave a huge and lasting impression. If it’s a bit faded, the paint’s chipped or it’s simply a solid door with no glazing (remember we mentioned why this is important earlier!) you’ll find that buyers can be turned off the house before even crossing the threshold.
Think about investing in a new front door with glazing and an impressive finish – it doesn’t have to break the bank but it’ll be worthwhile when your prospective buyers are impressed from the offset on their first viewing.
5. Get The Hoover Out
We know that some homeowners can become despondent when they struggle to sell their house straight away, but that doesn’t mean that you can fall behind on the spring cleaning even for a second! Whether you’re on your first viewing or your fifth, you need to make sure that the house is as spotless as it can possibly be.
Of course, we don’t just mean that you should have a good dust and hoover – even clutter can put off prospective buyers. If all they can see is the clutter left on the kitchen worktops and bathroom window sills, they’ll struggle to see how they’d put their mark on the place and only be able to see the house as it is with you living in it. You want to make it seem as show-home-esque as possible if you’re really going to tempt them to make the purchase.
